FORENSIC REVIEW AND DOCUMENT EXAMINATION

Turning Construction Records Into Clear Case Insight

A construction file can tell a story, but only when the records are reviewed in the right context. A contract may define the original obligation. An invoice may show what was billed. A photo may show what was visible. A report may identify a concern. But the strongest analysis connects those records to what actually happened in the field.

As a provider of Forensic Construction Document Analysis in South Texas, Denker & Denker examines project records, site conditions, workmanship concerns, damage patterns, repair history, remedial measures, and standard-of-care issues.

The goal is to help attorneys, insurers, claims professionals, and property owners separate noise from evidence and turn scattered construction records into usable findings.

WHAT WE DO

Construction Documents Reviewed With Field-Based Judgment

Contracts, Proposals and Scope Documents

Review of contracts, proposals, written scopes, exclusions, allowances, timelines, project obligations, and disputed work descriptions.

Change Orders, Invoices and Cost Records

Analysis of change orders, payment requests, invoices, receipts, material charges, allowances, cost concerns, and repair estimates.

Plans, Drawings and Permits

Review of construction drawings, plans, specifications, permits, inspection history, field changes, and approval documentation.

Photos, Site Records and Repair History

Evaluation of progress photos, damage images, repair photos, site notes, punch lists, inspection records, and prior repair documentation.

Reports, Assessments and Expert Materials

Review of engineering reports, inspection reports, mold or environmental reports, contractor recommendations, prior expert opinions, and claim-related documents.

Correspondence and Timeline Records

Analysis of emails, text messages, letters, meeting notes, notices, scheduling records, and dispute-related communications.

REMEDIATION PLANNING

Understanding the Cause Before Accepting the Repair

A repair plan is only as strong as the investigation behind it. Water intrusion, rot, mold-related conditions, structural damage, failed installations, and recurring defects often require more than a quick scope of work.

Denker & Denker reviews remediation-related documents to determine whether the proposed corrective work is tied to the actual cause of the problem. This may include reviewing inspection reports, moisture-related concerns, damage photos, contractor proposals, repair recommendations, and site-specific conditions.

As part of Forensic Construction Document Analysis in South Texas, remediation planning review helps clients determine whether the repair approach is practical, complete, and aligned with long-term structural integrity.

Water intrusion documentation
Rot and wood damage records
Mold-related construction conditions
Moisture source concerns
Repair scope questions
Site-specific corrective measures
Recurring damage patterns
Long-term performance concerns

DAMAGE ASSESSMENT

Reviewing the Damage, Scope and Financial Impact

Construction disputes often involve disagreement over what was damaged, what caused the damage, what needs to be repaired, and whether the proposed cost is reasonable.

Denker & Denker reviews damage assessments, estimates, invoices, repair proposals, photos, reports, and contractor documentation to help clients understand the connection between the claimed damage and the proposed repair.

This review can support legal strategy, insurance analysis, settlement discussions, mediation, and repair budgeting.

FILE RECONSTRUCTION

Rebuilding the Story From Scattered Records

Many construction disputes begin with incomplete or disorganized files. Important facts may be spread across contracts, emails, photos, invoices, permit records, repair notes, inspection reports, and text messages.

Denker & Denker helps reconstruct the project story by organizing records into a clearer timeline. This process can help identify when decisions were made, what work was performed, what was changed, what was documented, what was missing, and where the dispute began.

A reconstructed file can support attorney strategy, expert review, claim evaluation, deposition planning, remediation review, and settlement discussions.

FIELD + FILE ANALYSIS

Documents Tell Part of the Story. The Field Tells the Rest.

A proposal, invoice, report, or photo may describe the work, but field conditions often reveal whether the work was performed correctly. That is why construction document analysis is strongest when it is connected to real construction knowledge.

Denker & Denker evaluates whether the documents match the site conditions, damage patterns, repair scope, workmanship concerns, material choices, installation methods, and expected trade practices.

This is where more than 40 years of hands-on field experience becomes valuable. The review is not theoretical. It is grounded in how construction is actually planned, built, repaired, and disputed.

LITIGATION SUPPORT

Making Construction Evidence Easier to Use

For attorneys, strong document analysis can improve strategy, deposition preparation, expert coordination, negotiation, and case presentation.

Denker & Denker does more than summarize records. We help identify what matters, what may be missing, what needs further review, what questions should be asked, and how construction facts may affect the dispute.

As part of Forensic Construction Document Analysis in South Texas, this support helps turn disorganized construction data into clearer case direction.

REMEDIAL MEASURES

Reviewing Whether the Proposed Fix Actually Solves the Problem

Corrective work should address the cause, not just the visible symptom. A remedial measure may look reasonable on paper, but it still needs to be reviewed against the damage, site conditions, construction standards, materials, and long-term performance needs.

Denker & Denker reviews proposed remedial measures to help determine whether the correction is practical, complete, and aligned with the technical issue. This may involve reviewing repair scopes, contractor recommendations, inspection findings, reports, and cost estimates.

The objective is to help clients understand whether the proposed solution is likely to correct the deficiency or whether additional review may be needed.

CONSTRUCTION DISPUTES

Understanding the Standard of Care Through the Records

In construction disputes, the standard of care helps determine whether the work was performed with the skill, judgment, supervision, and professionalism expected under similar circumstances.

Code compliance may be part of the review, but it may not answer the full question. Denker & Denker evaluates construction methods, project documentation, accepted trade practices, manufacturer requirements, site conditions, field performance, and practical construction judgment.

This makes standard-of-care analysis an important part of Forensic Construction Document Analysis in South Texas when construction records need to be reviewed for dispute support.

STRATEGIC COLLABORATION

Access to Specialized Technical Insight When Needed

Some construction disputes require specialized input beyond document review alone. When appropriate, Denker & Denker may collaborate with trusted industry professionals to support technical questions related to mold, HVAC performance, environmental testing, structural concerns, product failures, or property damage.

This network may include state-certified mold inspectors, environmental consultants, HVAC specialists, engineers, architects, specialty contractors, and product-failure professionals.

The purpose is not to complicate the review. It is to make sure the right technical questions are considered when the matter requires broader expertise.

Client Experience

Structural Repair Backed by Real Construction Experience

Dear Mark,
It is rare to have such talented longtime parishioners within our church community who are
willing to donate both their time and materials in service to others. Our Mother’s Day Out
program simply could not provide all of the amenities that many larger daycare facilities are able
to offer, which made your generosity even more meaningful to us.

We were truly amazed when you volunteered to furnish all of the materials and construct a custom playground using treated lumber, while thoughtfully tying the new structure seamlessly into the existing building. The roof integration gives the entire project a natural “built-in” appearance, as though it had always been part of the original design of the facility.

The addition of the climbing gym was an exceptional enhancement, and it has been wonderful to see how much the children and staff enjoy the covered outdoor area. The shaded roof structure provides comfort and protection from the Texas heat, allowing the children to play more comfortably while helping the staff avoid constant concerns about excessive sun exposure and sunburn.

Your craftsmanship, imagination, and overall vision for the project far exceeded anything the program director had originally envisioned. The care and attention to detail you invested into this ministry project are clearly evident to everyone who sees and uses it. We are truly blessed to have parishioners like you who generously put their faith into action through ministries that directly benefit our church families and children.  I am also grateful that you volunteer your time on the church counsel for hiring new employees.  Your children are truly blessed to have a father that gives back to the community and to the Sacred Heart School.

Yours in Christ,
Father Hubert Kealy
